(a) Erection of two storey side extension and porch at 11 Queens Road, Wellington as amended by letter dated 3rd August 2007 with attached plan (43/2007/082). The application was deferred at the August meeting to give objectors to the original plan, Mr K. Boyes and Mr & Mrs Lock time to comment on the revised plans. The planning officer recommended refusal of the original application but is in favour of the amended plans.

3. TO CONSIDER WHAT COMMENTS TO MAKE ON THE FOLLOWING APPLICATIONS WHICH WILL BE DETERMINED BY TAUNTON DEANE BOROUGH COUNCIL:
(a) Conversion of mill building (former Haymans Coalyard Warehouse) and extension to form 21 two bed apartments and formation of 32 car parking spaces and bike lockers for 42 bikes, Haymans Mill, Payton Road, Westford, Wellington 43/2007/087: Planning officers comments: Will need to assess impact on character of existing building, traffic generation, flood risk mitigation, and impact on wildlife). This application was deferred at the August meeting pending the receipt of the comments of Somerset Highways.
(b) Erection of a terrace of 4 two bedroom cottages and a terrace of 3 two bedroom cottages on land to the rear of the Three Cups, 32-34 Fore Street, Wellington (43/2007/094) and conversion of public house into 3 cottages, the Three Cups (43/2007/095LB: Planning officer’s initial comments: Assess impact on visual amenity and road safety and also assess impact on character and appearance of the listed building).Clerk’s note: There is an existing approval for 2 three bedroom cottages and a four bedroom detached house at the rear of the pub and for the conversion of the pub itself into residential accommodation.
(c) Extension and conversion of public house into 11 flats, Sanford Arms, 55-57 South Street, Wellington (43/2007/107: Planning officer’s initial comments: Assess impact on the character of the building, on road safety and on visual and residential amenity)

The main issues relate to the restoration of Grade II* listed buildings; design and location of housing as part of the enabling development; highway access; wildlife and biodiversity and flood mitigation measures).
